HVAC Maintenance Tips

As a homeowner, it's relatively easy to do some of the tasks associated with heater maintenance without help. By doing some the upkeep yourself, you can save money and keep your heating system working optimally.



To help you, here are some essential maintenance projects you can do yourself.

Evaporator Coil Cleaning - Before doing any work on your air conditioning unit, always be sure to turn off the electric to the system to stop the risk of electrical shock or injuries from parts that are moving. Once you've confirmed the power is off, you'll find the evaporator coil door inside your furnace. You'll likely need a few essential tools to open this door and complete the job.

Once opened, dust the coil off, and then use a no-rinse coil cleaning foam to soak the coil. Allow the foam to drip into a drain pan. Once the solution clears from the coil surface, clean out the drain pan with a solution made from hot water, mild soap, and a small amount of bleach.

Combine a 1/2 cup of bleach and a 1/2 cup of water and pour it down the drain in the unit. By adding a drain pan tablet to the pan, you can help to prevent algae growth.

Blower Filter Change - Clean blower filters help to block large particles of dust, dander, and other irritants from entering your HVAC system. Ideally, blower filters should get changed every six months, or even monthly. When replacing the filter, always make sure the new screen has the same airflow rating. By doing so, you're taking steps to ensure your heating unit works most efficiently. This type of maintenance is very affordable and helps to improve indoor air quality. Anyone with respiratory problems or allergies will have an easier time breathing.

Upgrade Your Thermostat - Technology has come a long way in recent years. If your home has an old or outdated thermostat, upgrading to a newer or Smart thermostat helps you to control the temps inside your home more effectively. Since there are so many different makes and models available, follow the installation instructions that come with the thermostat.
